I feel that building new homes on an old dump site is environmentally unsafe. The land is still regularly being monitored for levels of contamination and building on the site would most likely disturb this sensitive area. Not to mention the harmful impact on the wildlife in the area and adversely affect this already overly congested residential community

The property was a land fill. Buildings before hadn't been able to be on this land before due to EPA. Still should not be an option. Moving the dirt will pollute the air and cause health issues. The wild life won't exist like deers coyotes and birds cause lack of shelter and food source. We already have traffic issues during peak working hours and school hours from all the entrances and exits. We need a red light on Barry and Benjamin Rd. which is pushed back till 2025. It will affect the school area cause Kids are walking and on school grounds. People that drive thru has no respect for the road rules.They fly thru stop signs speeds even fender benders at the stop sign and 1 person been hit 2 times at the stop sign on Barry and Armand Dr. Having extra vehicles on this road will cause alot of people at risk.

I do not want the development to be approved!
I have lived in Twelve oaks for 50 years and I don’t want to see my neighborhood ruined by the traffic created on the already over congested roads during peak hours. Also the unsafe environment created for the students next to the proposed site development.
Along with almost certain pollution that will contaminate the area and waterways by building on a land fill!
That small area of nature is one of the only undisturbed wooded areas left in our neighborhood.

The road aren't properly maintained. Added traffic will continue to deteriorate the road. Code enforcement already lack the ability to stop these multifamily apartment hoping up in this single family house community. Traffic light lack turn signals.

It seems that the only way to get politicians to become aware of a problem is to create a petition. I believe the use of the land in question is dangerous to any occupants and the number of homes would unduly burden the traffic near my home. I live a block from this location and with Morganwoods School and the Soccer fields next door, traffic is like the old malfunction junction problem. So I am signing the petition to protest for both the future homeowners and present residents. It's just a bad idea. Right now the developers are not caring for the area. It has not been mowed for months, and this shows their total disregard for anything but financial concerns, so how safe would that landfill be made if they build there. They will cut corners and hide future contaminates as they prepare foundations. Money money money, not a healthy environment for anyone involved. I am sure they will promise anything to get approval, but the unkempt plot of land shows their real heart - money.

My parents live in twelve oaks and this construction could potentially be a risk to their well-being. Building on a landfill could cause toxins to leak into the groundwater supply or cause methane gas buildup underground. Not only that, it would be putting the people who would eventually reside in the newly built complex at risk as well. Those people will never know the danger they are exposing themselves to since they will be expecting the people who constructed the building(s) to have done so safely. It is irresponsible, thoughtless, and short-sighted to move forward with this project.

I am a Longtime resident of Twelve Oaks .(my family moved here in 1980).
Two of my concerns are building over green spaces and the heavy traffic.
1. GREENSPACES: Let's preserve our green spaces and keep Town and Country from becoming another concrete urban blight. Why is our government allowing green spaces in the Town and Country area to be rezoned? Are we going to end up with concrete from border to border?
2. TRAFFIC: In the 43 years I have been a Twelve Oaks.resident traffic within Twelve Oaks including the area where this project would be located has increased tremendously. It has become a major concern negatively impacting residents quality of life and safety. The "traffic calming" modifications that were made some years ago are not very effective and drivers taking short cuts speed through the Twelve Oaks residential streets constantly. To permit a project of this size would lead to a substantial increase in traffic and make a very bad situation even worse.
Please deny this rezoning request and preserve what remains of the "country" in Twelve Oaks and Town and Country.

According to our sources, Hillsborough County Solid Waste department has stated that "Redevelopment would potentially have adverse effects to the environment and human health by disturbing waste filled areas, initiate groundwater plume migration outside property boundaries, impacts to nearby surface water channels, and development of explosive landfill gases under residential structures."

This area is part of the Sweetwater Creek watershed, which feeds directly into Old Tampa Bay. Significant investments are being made through multiple agencies to address these impaired waterways, which are critical to the region's economic and environmental welfare. It makes no sense to be investing in the improvement of these waterways with one hand while giving developers permission to put these waterways at risk with the other hand.

Developing on that land would create so much more unsafe traffic in Twelve Oaks, I grew up in this neighborhood, I went to school at Morgan Woods. My niece attends that school. I don’t want to be ran out of my own neighborhood. We cannot handle more flow. Besides the safety of the children, the integrity of the neighborhood. So many cons to building even more.

This is the neighborhood where my parents live. Not only are there concerns for existing residents with increased congestion on roads that already struggle to accommodate local traffic and the health ramifications of opening up a landfill in the middle of a neighborhood, there are also safety concerns for the people who would be settled on what could become a large sinkhole due to the nature of a landfill.
