I believe the traffic for this proposal will negatively impact the ingress and egress from Pleasure Island, and will pose a threat to public safety during emergencies and natural disasters (hurricanes)
Traffic from the new debelopment will impede flow to and from the island, making summer access and emergency evacuations more dangerous.
Traffic accidents along the River Road-Carolina Beach Road intersection are already too common, and the increase in turns and U-turns from this development will only exacerbate the challenges at this intersection.
There is no need for additional fast food restaurants in this location - the local businesses on Pleasure Island struggle enough already in the off season.
We have an attractive corridor at the entrance to Carolina Beach, we should keep it this way!
It would be nice if just once, the County Commissioners actually said no to this type of thing.
Rezoning Request (Z23-23) Seabreeze Commercial
I am writing to you as a resident of Capeside Village a retirement community directly across from the planned rezoned property for a commercial business application of Design Solutions.
Let me first point out that years ago a traffic light was installed just feet from the entrance of our community. That light has made it extremely difficult for our elderly residents to cross Carolina Beach Road in order to make a U turn to get into town. In the summer it is almost impossible to exit the community. This application will result in additional traffic to our area.
Emergency response vehicles already have trouble getting through the traffic to get to Carolina Beach and in the summer it is even worse. Delayed response time just adds to the additional time a victim has to wait for treatment. How would the Commissioners feel if they were on Carolina Beach awaiting an emergency response vehicle to get to them for vital treatment? Alternatively if they were in the ambulance coming off Carolina Beach heading to the hospital and were tied up in backed up traffic?
I could be wrong but I understand that Design Solutions wants to do away with the U-turn which will require our residents to either exit on to River Road or go over the Carolina Beach Bridge to make a U-Turn. Does anyone see the logic in that?
Now Design Solutions is proposing erecting, among other things, a convenience store with fuel pumps. Years ago we had a convenience store with fuel pumps adjacent to the site in question and it went out of business.
May I point out that between Seabreeze and Monkey Junction there are ten (10) countem, TEN gas stations many of which have convenience stores. Do we really need an 11TH GAS STATION?
Design Solutions is hell bent on ruining this area of Carolina Beach. This has been a very quiet portion of Carolina Beach Road and we would like to keep it that way. Every piece of vacant land they can get their hands on they ruin. We have plenty of retail outlets, restaurants and gas stations. We don’t need any additional. And what exactly are “OTHER LIMITED USES”. They make no mention of exactly what they entails. Design Solutions cannot be trusted.
I think it’s time the Commissioners start to look out for us Senior Citizens for a change instead of giving into people who are hell bent on ruining an otherwise quiet community and adding to the dangers we already face with the traffic.

The last thing we need are more gas stations and fast food. Both have a very negative impact on the community and this specific area in so many ways. A large concern, of course is traffic/congestion at the only entry/exit point of Carolina Beach. The day to day impact, delays during high season as well as issues concerning emergency and/or evacuation need to strongly be considered. But also, those establishments inevitably result in garbage and waste flowing into the surrounding environment even if reasonably maintained. We definitely need more housing. We have plenty of gas stations and fast food options in both directions.
I went to the first meeting and it’s clear none of the people living in Seabreeze. Want this to happen. Also, it will negatively affect businesses on the island.
There is already too much traffic on 421 and especially Snow's Cut Bridge. It's getting to the point that it's not safe. Plus it will destroy our small beach town ambiance. We don't want to be like all the others.
Need for housing in Wilmington NC area— not more commercial property.
We bought our home a year ago specifically for the tranquility. This development will negatively impact value of our home and surrounding neighborhoods. The development is completely outside the character of Sea View area and is short sighted.
The traffic will worsen, you can barely get to and from town as is in the summer...we don’t need more congestion in this area. We don’t need a gas station we have one less than 2 miles away.

It will negatively affect the neighborhood, create to much traffic, and another gas station is not needed.
Tranquility is an important part of our quality of life and we love this community for it's peace and rural style. It's an authentic area and deserves authentic development, not the usual fast food restaurants etc which we have specifically chosen to live away from. Please don't disturb this beautiful area. If we wanted congestion we would have chosen to live on the island.

Over developed area , too much conjested traffic and noise, will create dangerous intersection. NO more fast food 'restaurants'!

I live in the sea breeze area and feel this area being rezoned is not beneficial for this area. Increased traffic, wrecks and noise.
This development will negatively affect the neighboring residences. It will give unwanted noise and light pollution along with more traffic problems for those of us that have to U-turn at that stoplight.
Crime, noise increase, traffic and safety for surrounding neighborhoods.
The bridge and road leading to CB are already clogged during the summer season and this will make it worse for citizens and emergency vehicles.
We have to uphold the integrity of our communities and listen to the needs of the ones who are directly affected.
I am concerned that the proposal for a gas station could effect our private wells in the area surrounding the planned development.
We are already dealing with PFAS from the Chemours contamination.
Impact on my home
This area is not set up for the proper infrastructure to handle the amount of traffic on a small two lane road that leads to a neighborhood. It’s awful and I’m tired of the planning board and commissioners excuses as to why this is the only type of development suitable for the area.
I think it's important that the County Commissioners be made aware, that the residents of the Sea Breeze area are in the process of losing what has been a quiet way of life. Areas that have been zoned single family for years, now suddenly MUST be developed for multi family dwellings, and now additionally for commercial purposes. In the past, developers would make an offer on a piece of property with the stipulation that they could get the property rezoned to meet their needs. Now they just buy the property because they know full well the rezoning will be accomplished for them.
Environment, traffic, quaintness.
I strongly oppose the rezoning. Gas stations and drive throughs add to noise pollution, increasing crime rates as well as traffic pollution. We already have gas stations, less than a mile in either direction, from this location, therefore another would be excessive and unnecessary. The overwhelming majority of residents have opposed this, yet it was approved anyway? This (approval) decision does not represent the constituents, which should invalidate the approval and those who falsely represent we the people. This would also bring down the property values of all nearby residents. Why would anyone in their right mind want that? Those who are profiting from this approval do not outweigh those who would be negatively impacted by this rezoning approval.
