PETITION REQUESTING MEMBER ENGAGEMENT & PAUSE OF RECENT HOUSE RULES ENFORCEMENT

We, the undersigned owners at Chalet on the Lake, respectfully ask the Board to immediately pause enforcement of the recently adopted House Rule changes.

Many of these new rules represent major changes from the rules in place when many of us purchased our chalets. Beyond rental restrictions, the new rules expand the powers of the Board and concentrate authority in ways that concern a growing number of members. This large group of owners have now raised concerns about how quickly these changes were made and the lack of owner discussion or input before they were adopted.
At this point, both the Board and a group of owners have hired attorneys, and there are different opinions about whether these newest changes were made the right way. If the Board moves forward with enforcement while these issues are still being debated it could lead to litigation and unnecessary costs that would ultimately be paid by the co-op and its members. This could significantly impact the Cooperative’s financial position and for governance changes that many owners did not request and do not support.
This petition is not about arguing over individual rules. It is about asking for a clear, fair process protected by our ByLaws and Proprietary Lease before major changes take effect. It is about ensuring that major changes affecting owner rights, financial obligations, and enforcement authority are addressed transparently, collaboratively, and with appropriate member involvement, rather than through unilateral action that exposes the Cooperative to unnecessary risk.

We respectfully ask the Board to:

  1. Immediately pause enforcement of all newly adopted House Rule changes
  2. Engage directly with concerned owners in an open forum to discuss these issues
  3. Commit that any future changes materially affecting owner rights or enforcement authority will be pursued through proper process, including transparency, full discussion, and a formal member vote where required by the governing documents

We believe this approach will help protect the financial health of the co-op and rebuild trust within the community.
It is about ensuring that major changes affecting owner rights, financial obligations, and enforcement authority are addressed transparently, collaboratively, and with appropriate member involvement, rather than through unilateral action that exposes the Cooperative to unnecessary risk.

  • I hope to see everyone tomorrow at the Board Meeting at 10am.

    We are also meeting tonight at Haymarket at 6:30 if you'd like to come and meet your neighbors & discuss next steps.
    I highly encourage you to come tomorrow and let your voice be heard.

    We have a very strong group of neighbors ( 26 shareholder votes ) who just want the Board to pause enforcement of new House Rules that override our rights in the By-Laws.
    We will be asking for a special meeting to discuss this portion soley. Our By-Laws give us the right to special meetings with enough shareholder vote. The link below will allow you to sign to request the meeting.
    I think this meeting is crucial to protect our community from a large financial drain that would be litigation if the Board does not pause and allow the member vote.
    I have researched multiple case studies of very similar situations and every time the Board loses and can not enforce new rules / monetary fees / restriction of amenities / etc through House Rules alone. This litigation would be very costly for our community & the Board needs to hear this is NOT what we want.

  • Good Evening Chalet Neighbors!

    Thank you to everyone who has already signed the petition. We’re off to a strong start with 21 chalets supporting so far, and we truly appreciate your willingness to stand up for our community.

    Several of you have asked how you can help. Right now, the most important thing you can do is simply reach out to one or two neighbors you know personally by text, call, or in person if you will see them soon.

    Even a quick message makes a big difference.

    What to say (if helpful):

    “Have you seen the new House Rules from December? A group of owners is asking the Board to pause and involve members before making major changes. There’s a petition asking for that. Would you be willing to take a look and consider signing?” ( feel free to share the link!! )

    The goal isn’t to argue about specific rules. It’s about asking for transparency, proper process, and owner involvement before major decisions are enforced.

    If they aren't really involved yet they may not know that a large group of owners have already hired an attorney, and legal costs affect every owner if this goes to litigation. The Board is already spending our dollars on their attorney which none of us want. This petition is about encouraging collaboration and protecting the long-term integrity of Chalet on the Lake.

    If each of us reaches out to just one or two neighbors, we can quickly build the support needed to be heard. This is a co-op, we ALL deserve to be heard.
