To our Evergreen neighbors:
The owners of the ca. 1948 El Rancho Colorado restaurant building, 1948 Holdings LLC, have sent a pre-application to Jefferson County proposing to demolish or move the building and, combined with the former First Bank property, build a 4-acre QuikTrip interstate service center with a 20-bay gas station, 10 diesel pumps for semi trucks, and a convenience store occupying the vacated footprint of the erstwhile restaurant. See QuikTrip's proposed facility: https://tinyurl.com/bdebcvrr
What is proposed would be the largest fueling center of any kind on the Front Range, more than four and a half times the average size of a "gas station" in the Foothills: https://tinyurl.com/3re9szt2
It is aimed squarely at I-70 travelers and trucks, not the people, community, scale, and values of Evergreen.
To QuikTrip:
Evergreen does not need a characterless truck stop the size of four football fields. It has a community-scale convenience store as well as a Walmart Supercenter right across the road, among several other gas stations along Hwy 74.
This explicitly I-70 oriented development would not serve the people of Evergreen.
The proposed QuikTrip #4288 does not belong here. Please, move on.
Αιτιολόγηση
The proposed project pays lip service to County planning, but fundamentally it is contrived to exploit interstate travelers and is not in response to community needs or community-level market demand. Instead, the irreparable losses of cultural heritage, scenic value, and community character, as well as the direct impacts of light, noise, and traffic associated with this proposed project would be borne by the Evergreen community forever.
Amid proposals like this one, the Save El Rancho Campaign exists to prioritize the character and livability of this neighborhood as part of the mountain residential community of Evergreen.

στον/-ην/-ο 10.03.2025Dear supporters of 'No' to El Rancho QuikTrip #4288,
By now you may have heard the regrettable news that the sale of the First Bank and El Rancho properties to QuikTrip Corporation closed on 2/24/2025. QuikTrip made itself clear that it had no interest in hearing from the community.
While the former owners who contracted with QuikTrip started their own petition in response to ours, asking people to approve their plan to turn El Rancho into an outsized fueling center, our petition with all of your signatures has made it impossible for them to say that this was what the community wanted. On March 1, the signature counts were 1,764 (ours) vs. 183 (theirs). Your nearly 1000 comments further emphasized the overwhelming rejection of the path they had chosen.
We are leaving the petition open for anyone else who wants to add their thoughts. We will provide updates on our website to this and other proposals facing our neighborhood of Evergreen: https://www.save-el-rancho-campaign.com/dashboard.html
Thank you all again,

We have continued to engage in public outreach throughout the fall, and have generated recent media coverage as well (see https://www.save-el-rancho-campaign.com/elrancho.html). The petition now has more than 1600 supporters, and we will send another batch of signatures to QuikTrip soon.
This note is to invite you to join a group photo in front of El Rancho for an article by the Colorado Sun. The photo will be at about 10 a.m. on Tuesday 12/17. For those of you who live in or near Evergreen, if you are able to please attend.
Thank you, and happy holidays!

My family grew up in evergreen and el rancho was one of the fondest community places I remember hanging out in with my mother and grandmother
El rancho is an iconic landmark that holds incredible historical significance I the community and should be saved!
The integrity of golden, evergreen is essential.
Too much building and ruining this state already.
Animal habitat in danger already!
Unsightly, smog, traffics and noise just to grease the politics pockets. Huge fire hazard!
STOP RUINING THE BEAUTIFUL STATE!!!
