We are losing the charm of our mountain community. Tearing down El Rancho is deplorable; a truckstop is ridiculous and unnecessary.
So little of Evergreen’s character is left. Don’t make our exit look like Aurora.
I was a 35 plus year resident of Evergreen (I’m on my way back) and spent many nights eating with family and friends in El Rancho. In the earlier days, before Evergreen Parkway, it was the landmark that welcomed me and my family home, as I’m sure it was for countless others.
There is no reason to eliminate such an important landmark and replace it with a truck stop, with other commercial operations. Evergreen was, and to some extent still is, a mountain community. It doesn’t need any more scars or services. Not to mention extra traffic and general congestion. If people want that, they should live elsewhere. Then there is the question of how one can get out of the area safely when a fire or other event calls for quick evacuation. It would be hard to safely do that now, without added congestion.
Keep the landmark and historic facility where it is .
I've lived in this Evergreen area since 1973...El Rancho should be preserved as
historical building/ property.
I do not want Evergreen becoming an extension of Denver. Part of the beauty of living there is it is not Denver. I cannot stand what developers are doing to Denver. I wanted to move to Salt Lake City partly for that reason, but now the same thing has happened here. I do not want these developers coming in and removing the character of these places that are still nice to visit. DON'T TRASH UP EVERGREEN LIKE YOU HAVE IN THESE BIG CITIES THAT USED TO HAVE WESTERN CHARACTER!!! If whoever this is refuses to stop, we need to boycott the businesses and drive them out! Make sure it is unprofitable and use this as an example. We should not keep allowing this to happen. I know people need jobs and businesses, but we do not need to be ruining heritage to have those things. If someone wants to start a business to bring in jobs, go to one of the small towns that are practically begging for businesses to make a home there. They could use your help. I am not against new businesses in Evergreen, but make them somewhere else!

I would like the character and views of Evergreen preserved
It would be a huge disappointment to build a truck stop at this beautiful historical place, one of the jewels in Evergreen. There are so many ways to make this a beautiful place other than a truck stop. It would destroy the charm of Evergreen right off the exit.
I love my beautiful mountain community & its historic western reputation. The El Rancho building, which is iconic to the west and its extraordinary views, should not be wasted.The proposed plans for this site ignore the many decades of nationwide historical reputation & destroy the historical significance of the site. They diminish the unique beauty of the area in exchange for proposed services that are not needed and which are not consistent with the buildings and services offered in the contiguous areas. Plus, these proposed services are redundant to this general part of the foothills. A truck & auto Plaza is not the interstate entrance to beautiful Bergen Park & Evergreen that is consistent with our history, current usage, and quaint mountain ambiance. Destroying a beautiful, one of a kind, beloved, historical western site to build a not needed, redundant, not beautiful automotive site should not be allowed. Too many historical western tourist sites have been demolished. Our long standing western heritage is being traded for unsure, short term profits. Once El Rancho is gone, another piece of our romantic western heritage will be gone forever.
I live in the immediate vicinity and this proposed truck stop is unnecessary and not in character with the surrounding community.
Evergreen El Rancho is a landmark and should not be torn down, if anything it needs to be restored and preserved for generations to visit.
Ridiculous plan, we need a “truck plaza” when there is one on Ward Rd/I/70 and Dumont, let alone the Exxon station at the Morrison exit of I-70. Then the whole intersection will have to be increased and widened for ingress and egress for tankers and truckers. So you think that the gas/convenience store across from 1st Bank is overwhelmed with business, ask them if they are turning people away.
As well ask Comfort Suites if they are turning away business because they are over booked, I heard 30% occupancy rate, is that another reason we need another hotel from El Rancho?
You want to move the famous El Rancho restaurant across from it present location because it might provide a better view corridor for guests…….I’ve been living a mile away for forty years and what brought people to the restaurant was the quality of food, not the view. This was THE place to go to way before I-70!!!!
Then you want to allow to relocate the firehouse on 40…….that will need a traffic light, widening of 40, making it such an inconvenience for us locals, even those from Evergreen 6-8 miles away. We have a bigger fire rescue station in Bergen Park and one in Lookout mtn area. Would someone please share how homes fires have we the last 40 years…if one could count how many vehicle accidents or fires on the I-70 corridor, you would see how lopsided the numbers are.
So going back to the Quik Trip location, if anything, we need to slow down the traffic coming off and on to I-70……..that intersection at El Rancho will look pretty when a trucker gets blasted by a car doing 60 thru that intersection
We love our simple life and location, why do we need to disrupt and increase nuisance in the location.
Oh I know, it’s all about the money that it COULD POSSIBLY generate to Jeff County.
I feel our efforts are for not since you people have accepted the idea, even allowing some movement without final permit. We have to prove why it shouldn’t happen BUT none of you have shown us why we need it ……RIDICULOUS, SHOW all of us WHY need this from all the signatures that favor it. TELL us how we all will BENEFIT from this.
Put this out in the media, every avenue is important.
SETUP a town hall meeting, unless you are afraid of getting blasted by us.
Is it true that Buchanan had failed two other developments down the front range that failed and the respective town/cities had to finish it.
Then you want to allow a metro district to increase out taxes and pay for it. NO!
Plenty of existing close by gas stations to serve our small mountain community. I do not want to deal with more traffic making U-turns at the Divide View intersection which is already a traffic hazard intersection. The next intersection, Kerr Gulch, is an even worse intersection especially on snowy winter days.These are the two intersections a driver will use to turn around to get back on I-70. Bad idea. I vote NO!
This community does NOT need a truck stop. Way too much added congestion that cannot be supported.
It should be obvious that El Rancho is an iconic and historic landmark and would already be protected as such were there such designations in unincorporated Jeffco. Careful development across generations, along with Denver Mountain Parks and Jeffco Open Space, preserved the area’s unique character and natural beauty as having inherent value.
This is why there are glorious views and million dollar homes not truck stops at the “Gateway to the Rockies”. El Rancho has an outstanding view on purpose. Local and out of state visitors would be devastated to see a bright obnoxious truck stop in its place. Denver press would certainly cover it being torn down, creating more outrage and discouraging would-be visitors.
I-70 frequently closes in winter due to jack-knifed semis, thwarting traffic to Hwy 40. Awkward, since the sharp turn into the El Rancho lot by semis is an accident waiting to happen already.
It would entangle semis and residents needing all possible routes for escape from a fire.
Four alternate fuel stops already exist nearby.
Foothills Fire & Rescue is within a ½ block of El Rancho. Semi’s pulling in and out will impede their emergency response and quick access to the highway.
Nearby property values will fall and the overall area will be degraded. Please vote no on this
project.
History of El Rancho, safety of Evergreen residents because of traffic, hotel density, evacuation access to I70, fire danger, no need for more gas station at that intersection, Evergreen doesn’t need more hotel space. This is all for the benefit of one developer!!!
This will irrevocably change the small, quiet community in which we live. Furthermore, the current businesses in this area struggle to maintain employees. There are plenty of businesses down the hill that do not require a daily winter drive from Denver for minimum wage jobs.
I am adamantly opposed to the proposed destruction of the historic building, El Rancho, so that a developer can build a 5 acre truck stop.
This would be devastating to our community. We value this building for its long history and unique Evergreen character. I have been here over 60 years, in the Hidden Valley Neighborhood, only about 1 mile from El Rancho. What is left of our history, after years of greedy developer's destruction, needs to be preserved.
Furthermore, the proposed truck stop would destroy the rural character of our community.
It would add no value to our community, and would be solely for the use of I-70 traffic. It should be situated further down the mountain in the city, and not in the unique rural environment that is Evergreen.
It would also endanger our lives - Hwy 40 is one of our only 2 emergency evacuation routes, that we have in case of wildfire, and for some of the residents, it is the only escape route. We need it kept clear of development.
Finally, this proposed development will destroy the quality of life that we have enjoyed for decades here in Evergreen. The further destruction of the woods and wildlife habitat, the noise from big trucks in a residential area, the bright lights from the truck stop - this is absolutely appalling.
I urge you not to move forward with this development.

My family grew up in evergreen and el rancho was one of the fondest community places I remember hanging out in with my mother and grandmother
El rancho is an iconic landmark that holds incredible historical significance I the community and should be saved!
The integrity of golden, evergreen is essential.
Too much building and ruining this state already.

Heavy traffic volume with heavy and latge vehicle
A truckstop would be married disadvantageous to that area, causing traffic back ups in car pileup. We are very much against this idea.
Please preserve the history and beauty of this corner. While it has always been a travel spot, it has always catered to the uniqueness and beauty of Evergreen. From the Teepees to El Rancho the corner was a lovely place to visit. A huge truck stop will ruin this intersection and ruin 100 years of history.
- Maintain the character and rural aspect of Evergreen.

1. Historical Perspective: El Rancho building and location has a history of many decades that should continue to be preserved with local businesses that benefit our community.
2. Preserving The View: The 4-acre truck stop development would ruin the view of the Continental Divide.
3. Dark Sky Community: The bright lights of a 24-hour truck stop would seriously degrade our current dark sky.
4. Close Neighborhood Intrusions: The 100+ homes positioned within at least 1 mile of development will have their mountain living experience irrevocably changed with the resulting bright lights, truck noise, air brakes, exhaust fumes and traffic. Will impact the serenity of area and as well as property values.
5. Broader Evergreen Impacts: The beauty and serenity of Evergreen will be degraded by the scale and type of development placed at the Evergreen Gateway. The development does not serve people of Evergreen but impacts our natural resources: water, terrain, sewer capacity and fuel spills and tank failures can contaminate the groundwater.
6. Increased Risk of Disastrous Wildfire: Speaking as former Wildfire Planning Ambassadors: The Evergreen area already has one of the highest risks of experiencing a Devastating Wildfire within Colorado. Placing this Truck Stop development in this area introduces new Wildfire risks:
• Additional traffic results in increased accidents that can have flames and/or be explosive causing wildfires
• Higher quantity of large old and new 18-wheelers that can collide causing flames and explosions leading to wildfires
• Dragging chains & such that can create sparks that start Wildfires
• Increased quantity of vehicles in need of maintenance that can cause sparks and flames leading to wildfires
• Fuel pumps and storage tanks that can fail and ignite explosively
Each item substantially increases risk that this development will become an ignition source for a Devastating Wildfire with long term consequences for people, homes and businesses in Evergreen & increase or deny Homeowners Insurance.
7. Potential for Devastating Treetop Canopy Wildfire: Our Evergreen communities and neighborhoods have been working very hard to lower the risk of experiencing a devastating Wildfire in Evergreen for years and have made good progress. An explosion of fuels from pumps, storage tanks, large trucks could ignite a catastrophic treetop canopy fire which is not controllable. A rapidly moving canopy fire would threaten lives, homes, properties and mountainsides.
