3. Dark Sky Community: The bright lights of a 24-hour truck stop would seriously degrade our current dark sky.
4. Close Neighborhood Intrusions: The 100+ homes positioned within at least 1 mile of development will have their mountain living experience irrevocably changed with the resulting bright lights, truck noise, air brakes, exhaust fumes and traffic. Will impact the serenity of area and as well as property values.
5. Broader Evergreen Impacts: The beauty and serenity of Evergreen will be degraded by the scale and type of development placed at the Evergreen Gateway. The development does not serve people of Evergreen but impacts our natural resources: water, terrain, sewer capacity and fuel spills and tank failures can contaminate the groundwater.
6. Increased Risk of Disastrous Wildfire: Speaking as former Wildfire Planning Ambassadors: The Evergreen area already has one of the highest risks of experiencing a Devastating Wildfire within Colorado. Placing this Truck Stop development in this area introduces new Wildfire risks:
• Additional traffic results in increased accidents that can have flames and/or be explosive causing wildfires
• Higher quantity of large old and new 18-wheelers that can collide causing flames and explosions leading to wildfires
• Dragging chains & such that can create sparks that start Wildfires
• Increased quantity of vehicles in need of maintenance that can cause sparks and flames leading to wildfires
• Fuel pumps and storage tanks that can fail and ignite explosively
Each item substantially increases risk that this development will become an ignition source for a Devastating Wildfire with long term consequences for people, homes and businesses in Evergreen & increase or deny Homeowners Insurance.
