This supposed development seems like a cover to build another gas station at the intersection with no probability that the rest of the un-needed proposal would ever take place. There is no benefit to the neighbors for having the zoning change, if they bought it make them use it as previously zoned.

This area is considered rural. It should be kept rural! This situation would also create a traffic hazard/congestion at the light at Evergreen Pkwy and 40 which already has numerous accidents as it is! Not to mention the lack of water for the area!

This potential development would be an eye sore to the citizens of evergreen. Commercial development within the El Rancho Activity Center should be limited to the existing commercial zoning that the Evergreen Area Plan recognizes as adequate.

The area just south of I-70 in the El Rancho area of Evergreen has enough commercial development. There are already two hotels in the area. There will be too much increased traffic with no real benefit for anyone. The land mapping for CMP should match the Jefferson land map.

With commercial development just east of Highway 74, additional development on this west side is unnecessary. This change to Jefferson County CMP disregards existing local area development plans as well as adding additional stress to the area's infrastructure (water, roads, traffic, fire response, etc.)

Development of the Observatory lot needs careful planning that conforms to the natural beauty of Evergreen, with no overly tall structure that would change the character of the area completely.
Hwy 40 is already dangerous there and
traffic added to constant backups on I-70 would imperil residents in an evacuation, where we already have only one way in and out of our neighborhoods. Numerous Air Bnb homes in the area does not equate to need for another hotel.
No residential lot should be converted to commercial zoning. Adhere to EAP guidelines.
El Rancho itself and its landmark sign should be preserved as the historic icon that it is.

Whatever is developed at that site will be visible from my home and potential changes to traffic patterns on Rainbow Hill Road would significantly affect me, my family, and neighbors on Rainbow hill who use that road as a sole ingress/egress to our community.

There's already unoccupied commercial space in El Rancho and Evergreen. Use that 1st before building more. Putting up a retail strip and yet another hotel takes away an unspoiled view of the continental divide. Please do not cave into the developer Northstar or any commercial use.

Wildfire concern and overcrowding at the El Rancho and Evergreen Parkway exits if more commercial or industrial development occurs. Also, I don't want the historical and rural feel to be changed with additional development.

I leave within two miles of the proposed rezoning and use Rainbow Hill road every day to get to and from our property. There is already significant commercial development already at the intersection of Rainbow Hill Rd and Hwy 40 so no need to expand the commercial zone.

Everything about it doesn’t make sense, developers history is questionable, do we need another hotel when the one there is doesn’t have a high occupancy and really, firehouse to move (when some of the firemen themselves think is ?!!?!!?. And all the traffic that will flow thru Hidden Valley when 40 is stopped…..

To protect the integrity of the area. to honor the existing plan. I'm also concerned about the impact on fire, mitigation and egress For all of the neighborhoods in the area. I would like to see Jeffcoat honor the plan that is in place. This is from someone who spent years in city planning.
