Activity centers purport to encourage "mixed use" but there comes a tipping point when the residential is crowded out by the commercial. In this area, there is already plenty of commercial space so the County should preserve the remaining residential.

Jefferson County government has worked hard to run this beautiful place into the ground over the last few decades. Stop developing everything you can.
I Do Not Want To See Residential Property Converted To Commercial Use.
We have lived in the area since 1971 and don't want it to become the congested mess that is spreading out from Denver.

Do not want to see this area commercialized anymore than it already is.
There are significant scenic and historic values to keeping this part of the mountain corridor intact.
There are significant concerns about the lack of surrounding infrastructure and water resources. Additionally, there are game trails for wildlife that frequent this area. This property is less than a quarter mile from my property and property that has been in my family since the 70s.
Want to preserve this area and prevent it from being overbuilt/commercialized
We don’t need this development at the end of Rainbow Hill Rd.
We moved to this area to be in a calm mountain community. We depend on the closeness of the fire station due to the dead end road of Rainbow Hill. Please keep the environment we love!
This area in question is not appropriate for commercial development. We've discussed this issue before with regards to the FFPD Rainbow Hills Station and Alpine Rescue. The arguments have not changed.
As an I-70 access and exit, that intersection is already incredibly dangerous and I have seen several accidents there. That land and the development would be a detriment to the entire area.
I have lived in Hidden Valley since 1990. Hwy 74 was two-lane at the time. The Teepees area was vacant and then cam Walmart, Home Depot, and others. Too many changes to our serene Evergreen!
We need to preserve these accessible spaces for the future of our community, for green space and fire/ safety/ transportation services.
I have lived up here since 1967 and the El rancho exit has changed considerably over that time. Turning the exit into a strip mall not only takes away from the character and harm of El Rancho and the surrounding area of Evergreen, but will also take away from people traveling on I-70 to visit Evergreen proper. I am also concerned about the water and sewer needed to supply the development.
Enough commercial development already
I live in the immediate area and do not want to see a change in the quiet character of the neighborhood.
It is bad enough to have a Walmart in what used to be a lovely meadow where the elk used to graze. The developers are ruining our quality of life. I have lived in Hidden Valley since 1981, and want to prevent further destruction of our rural community.

I live in the surrounding area and don't want any further development. Also the fact that it may force me to lose my property.
I have lived in Evergreen since 1978, and have seen developers destroy our quality of life and the quality of life for wildlife. Enough is enough. I want our representatives to stop destroying our community. Stop the development in the El rancho Neighborhood, preserve historic structures and preserve our rural community.
I’ve lived on Rainbow Hill Rd for 26 years. This is a one-way access road and it is imperative that future development does not impede our ability to evacuate in the case of a fire or negatively impact our water access. With no fire hydrants on our road, we rely heavily on the emergency services mentioned at the top of the road. While I understand this is valuable land, and not marked as open-space, I would hope the level of development would not have a negative impact on the area, the environment, and the residents who live on this road.
To keep the rural character of Jefferson County and El Rancho
As an Evergreener, I would like to see our rural orientation preserved as much as possible. As a resident of Rainbow Hill Road, my concerns are that this development will add a huge amount of traffic and make the already-dangerous intersection with US40 even more hazardous.
Keep long term residents in their homes. Water concerns.
