Smart growth, with the citizens interests and values as the primary concern.
When purchasing in The Springs 2017, I knew the commercial risks of said property, but was also “assured” that any development of the property would complement the neighborhood, not totally degrade it.
We fought a simple smoothie business within our neighborhood, why would we accept a business such as a fuel station at the entrance!

Increase in traffic, with possibilities of more accidents with the gas station/business strip mall exiting onto Sterling Lake Blvd, which is the entrance to our subdivision. There is no good reason for this strip mall to have an exit onto our street. While I do not like having this just outside my door, exits should be placed on Spout Springs only. This subdivision makes up 1/3 of the population of Flowery Branch as well as the Spout Springs Library traffic, that should be enough reason not to invite more traffic. It is ludicrous that an exit is even an option into our subdivision.

Proposed gas station should not be near subdivision entrance. Safety concerns on proposed hiway access. Located next to proposed school. This looks way too commercial for current zoning. Environmental concerns with area springs.

Where this gas station would be located will destroy the look at the entrance to Sterling on the Lake. It will generated excessive traffic at a busy intersection. With another gas station a half a block away, this is also an unnecessary duplication of services.

The well-being of the many residents of Sterling on the Lake, the safety of the intersection, the potential damage to roads and the size of trucks coming through. There is land away from the entrance to the subdivision that could be utilized instead. This developer has consistently disregarded the best interests of the residents of the homes from which he has benefited significantly.

Construction of this proposed commercial development would (1) negatively impact my home value, (2) create additional unnecessary and unneeded traffic congestion on Spout Springs Road and the main entrance into SOTL, and (3) increase the likelihood of additional criminal activity in SOTL.

I am extremely concerned about a gas station and school at the entrance of Sterling on the Lake. I am especially concerned about the use of the entrance on Sterling Blvd being used as an entrance and exit. This will create danger and constant traffic issues and traffic in the subdivision.

I too am concerned with the increased traffic in our neighborhood entrance for all of these businesses, not to mention gas semi trailers that will have to access the property.. Gas stations typically aren't what you see as you enter a neighborhood...it would be nice to keep the neighborhood feel...I know that's what I loved about Sterling when I moved in a year ago. Coming from Johns Creek, I saw how they protected neighborhoods from this kind of thing and I hope Flowery Branch will do the same. Thank you for your time.

Sterling on the Lake is an up-scale community. I know of no other in the area with a gas station in the front. If this gas station becomes reality, it will negatively impact property values. No one wants such a facility near their community and homes. If it is built, the city of Flowery Branch should lower our assessment and lose the property tax income.
